The 4 elements to present the best purchase proposal


Are you thinking about buying a house? Are you already involved in the process? If you've already visited any property and want to buy it, always present your best purchase proposal!


A good and well-crafted proposal increases the probability of success, that is, of being accepted. Dfind out which are the 4 key elements that can make your proposal accepted by the owner.


First: What is a purchase proposal? It is the formalization of the intention to purchase a property. This defines the acquisition value, the CPCV sign, the deadline for the deed and additional conditions.


1. Acquisition Value


This is the main element in the presentation of a proposal for the acquisition of the property.


As a rule, the proposed value is always less than the requested value. However, this may correspond to the requested value (equal) or even be higher (for example in properties with high demand and consequently several proposals and interested customers).


2. Sign in the Promissory Purchase and Sale Agreement


After defining the value for the acquisition of the property, it is necessary to determine the value to be delivered when signing the Promissory Agreement of Purchase and Sale.


In most trades, this signal is 10%. However, it can vary between 5 and 20%. This deposit must be paid by check or bank transfer.


3. Deadline for the Deed


The definition of the deadline for the deed is another factor that can determine whether or not a proposal is accepted. That is, the time that elapses between the CPCV signature and the deed.


For customers who have equity, the period may be shorter, up to 30 days. For customers who resort to bank financing or the term can and should be longer, from 45, 60 or even 90 days.


4. Complementary Conditions


As a rule, these are less relevant factors, but which can also be important when accepting or rejecting the owner.

I highlight some of them:


a) Furniture included in the price;

b) Equipped kitchen included in the price;

c) CPCV remains pending on the approval or not of the bank financing;

d) Carrying out any repairs to the property.
